What we see on roofs in North Wales
North Wales sits on a different building-regs regime. Welsh Ministers regulate building work in Wales, and although the standards are similar to England the consent process and notice route are not. We have done the paperwork enough across Wrexham, Mold, Buckley and the coastal corridor through Flint, Holywell, Rhyl, Prestatyn and Abergele to file the notices in our sleep.
The coastal stock from Rhyl through Abergele runs heavily to Edwardian and mid-century semi with concrete tile, weathered hard by salt-aggressive sea air. The flashings go first, then the bedding mortar at the ridges, then in some cases the tiles themselves. Welsh slate cottages further inland, around Mold and Buckley, are mostly original and have been on those roofs for over a century. We work with the Penrhyn slate quarry in Bethesda and with Welsh Slate when matching is a constraint on a like-for-like reroof.

Guttering on north Wales coastal properties is a salt-resistance question first. Standard uPVC brackets fixed into render with plastic rawlplugs fail inside five years on properties along the Rhyl and Prestatyn seafront, because the render behind them absorbs moisture and the plug loses grip. We fix into masonry with stainless steel anchors on all coastal installations, and on properties within half a kilometre of the sea we specify aluminium guttering rather than uPVC because aluminium handles the salt-UV combination without the joint failures that uPVC develops over a ten-year cycle. Inland at Mold, Buckley and Wrexham, standard uPVC replacement is the correct call. Welsh slate cottages around those towns often carry cast-iron-effect aluminium to maintain the character of the original cast-iron sections that came off in the 1980s. Failed guttering does more damage than most homeowners realise. Overflowing sections soak the fascia board behind them, rot the soffit beneath, and if the overflow is persistent enough it tracks down the external wall and into the cavity. On Victorian and Edwardian properties where the original cast-iron profile is part of the character, we supply Heritage cast-iron style aluminium from Alumasc, which carries the same profile and is maintenance-free.
Downpipes go in as 68mm round on most standard terraces and semi-detached stock. Where there is a longer run or a large roof catchment area feeding one pipe, we step up to 110mm square. All brackets are fixed into masonry with stainless steel fixings rather than plastic plugs into render.
When replacement beats repair
uPVC guttering that has cracked through is a replace-and-move-on job; the material cannot be reliably welded in-situ. Sagging sections where the brackets have pulled from the fascia are a fascia problem first, a guttering problem second. If the board behind the bracket has softened, the bracket will not hold regardless of how many screws go in.
What it costs
A full guttering replacement on a three-bedroom semi, including all brackets, stop ends, unions, outlets and a single downpipe, typically runs between £450 and £850 plus VAT depending on the run length and the access required. Cast-iron style aluminium adds around 40% over standard uPVC. We also offer a clear-and-flush service for gutters that just need unblocking, which runs between £80 and £180 depending on storey height.
