Most roofing problems on UK stock do not need a full reroof. A slipped slate, a failed flashing, a cracked ridge cap, a mortar joint washing out at the verge: all of these are repair jobs that can be done cleanly inside a day. The question is whether the rest of the roof is sound enough to make that repair worth doing. We tell you that honestly on inspection rather than defaulting to a bigger job.
Our emergency callout covers the CH, L, LL, SY and WA postcode groups within 48 hours during 06:00 to 20:00 on any day of the year. Temporary weatherproofing, which is usually a breathable overlay taped at the edges, goes on the same day if the permanent fix has to wait for a material delivery.
What we run on repair calls
For like-for-like slate work on Victorian and Edwardian stock we carry Westmorland green and Welsh blue-grey in common sizes. We also stock Marley Edgemere singles and Duo Edge singles for the dominant post-war tile. On most repair visits we can source matching material rather than leaving a visible patch.
Lead work runs in Code 4 sheet for stepped and cover flashings, Code 5 for soakers and valley linings on heavier pitches. We form and dress the lead on site rather than using preformed sections, which gives a tighter fit around irregular chimney brickwork.
When repair stops being the answer
A single slipped tile on an otherwise sound roof is an obvious repair. Forty porous tiles on a 55-year-old deck with cracked underlay visible through the loft hatch is a different conversation. We draw that line clearly: if repairs are going to keep coming, we say so and quote the alternative.
What it costs
Simple single-trade repairs, including a slipped slate, a cracked ridge cap or a failing step flashing, typically run between £150 and £450 plus VAT. Scaffold goes on for chimney and ridge access, which adds between £400 and £800 depending on height and access. We quote all scaffold within the repair estimate so there are no surprises on the invoice.
What we back it with
Repair work carries a 5-year workmanship guarantee. Where the repair involves new lead or new underlay, those materials carry manufacturer-backed cover on top. If the repair fails within the guarantee period, we come back and fix it at no charge.
