Prestatyn sits at LL19, immediately east of Rhyl on the North Wales coast, and has a slightly different character from its neighbour. Where Rhyl is a traditional seaside resort with the attendant management challenges, Prestatyn leans more toward a retirement and commuter suburb, with a higher proportion of owner-occupied semi-detached and detached properties in the residential streets off Meliden Road, Ffordd Las and the hillside roads above the town.
The coastal stock on the Lower Prestatyn seafront side carries the same salt-aggressive exposure as Rhyl, and the replacement demand for concrete tile reroof on the mid-century semis is correspondingly high. The hillside properties above the town, backing onto the Clwydian Range, are more sheltered from the direct onshore exposure and tend to have a longer interval between ridge and verge maintenance cycles. The range of stock types on those slopes is also wider: some 1930s detached, some 1960s and 1970s bungalow, and occasional older stone-and-slate cottage on the roads closest to the hills.
Prestatyn generates a relatively high proportion of replacement-driven work rather than repair-and-patch. Owner-occupiers here tend to be at a life stage where they prefer a full reroof that will last thirty years over repeated patch repairs.
